Chipotle Mexican Grill
Manhattan, Kansas
Purchased a vacant pad site along Tuttle Creek Boulevard in Manhattan, KS, the home of Kansas State University. The property is located just East of the University at the “main and main” intersection along the primary commercial corridor in Manhattan, KS. Big box national retailers in the area include Walmart Supercenter, Hy-Vee Grocery Store, Hobby Lobby, Menards, etc. This location was Chipotle’s 4,000 store opening and according to their development team, we developed the property from lease execution to opening in record time.
Industrial Warehouse
Tampa, Florida
Purchased a non-performing loan with a 111,449 sf industrial warehouse building in Tampa, FL as collateral. The lender was a large national bank which recently notified the borrower of default and preferred not to complete the foreclosure process. Executed the note purchase an expeditious manner, hired local foreclosure/bankruptcy counsel and stepped into the foreclosure proceedings, which was further complicated by internal borrower litigation and ownership trust conflicts. Navigated the foreclosure process and negotiated a favorable outcome.
Valvoline Instant Oil Change
Sedalia, Missouri
Purchased a vacant pad site in front of Hobby Lobby along the main thoroughfare in Sedalia, MO and developed the site for Chipotle and Valvoline. Sedalia, MO is the county seat of Pettis County and is the home of the Missouri State Fair. The site benefits from strong traffic counts and national/regional co-tenancy.

Andy’s Frozen Custard
Summit Orchards West – Lee’s Summit, MO
Purchase and development of 2.79 acres at Summit Orchards West located in Lee’s Summit, MO. The project included lot splits, site work development and ground leases of three total parcels. The first site was developed for Andy’s Frozen Custard and the remaining two sites are under planning/permitting for two additional national users. This site is strategically located in Lee’s Summit, MO’s most dense commercial corridor with many retailers, restaurants, office and apartment developments in close proximity.
Whataburger
Kansas City, Kansas
Purchased a former Logan’s Roadhouse located in The Plaza at the Speedway power center development. The building was demolished for a new construction Whataburger. The property is located directly across the street from Tanger Kansas City at Legends, a 700,000 sf outlet center, The Kansas Speedway, Sporting Park, Nebraska Furniture Mart, Cabela’s and many more national destination users.
The Tile Shop
Shawnee, Kansas
Purchased an existing building leased by The Tile Shop. The Tile Shop has occupied the premises for over 40 years and currently operates 142 stores in 31 states. The property is located along Shawnee Mission Parkway, one of the highest traffic corridors in the Kansas City Metro Area.
Hawaiian Bros. Island Grill
Multiple Locations
ReCor Properties has completed multiple redevelopments and build-to-suits for Hawaiian Bros Island Grill. These projects have and are being completed in Kansas, Missouri and Texas. Hawaiian Bros Island Grill opened their first location in the Kansas City Metro Area and is currently one of the fastest growing QSRs.
Chipotle Mexican Grill
Kearney, Nebraska
Purchased a former Golf USA building in front of Hilltop Mall in Kearney, Nebraska. The building was demolished to make way for a new 2,300 square foot drive through building to accommodate Chipotle’s newest concept, the Chipotlane. This new format includes the traditional fast casual dining room plus the drive through lane for mobile ordering.
Whataburger
Lee's Summit, Missouri
Acquired a vacant lot along one of Lee’s Summit, MO’s busiest corridors and developed the first Whataburger drive through restaurant in the Kansas City Metro Area. We worked with the City of Lee’s Summit, MO and several utility companies to overcome extraordinary site characteristics and successfully open the location. The restaurant experienced record breaking grand opening attendance and continues to receive strong customer support.
Imo’s Pizza
Kansas City, Kansas
Purchased a former Pizza Hut location near the University of Kansas Medical Center and redeveloped the building for Imo’s Pizza. The redevelopment included a full interior demolition/remodel, patio addition, major exterior updates, substantial parking lot improvements and landscaping additions. The redevelopment drastically enhanced one of the primary commercial properties along Rainbow Boulevard by the hospital.
Chipotle Mexican Grill
Olathe, Kansas
Through an off-market transaction, ReCor Properties purchased a property under a long-term lease with Chipotle Mexican Grill. This site is very well located within the Olathe, KS submarket and takes advantage of a tremendous amount of daytime population, traffic and neighboring co-tenancy.
Starbucks
Manhattan, Kansas
Acquired a former bank branch and converted the existing building into a freestanding single tenant drive through building for Starbucks. ReCor worked with the City of Manhattan, KS and neighboring residential property owners to reach a mutually agreeable site plan design to limit overflow traffic onto the adjacent street.
Helzberg Diamonds
Kansas City, Missouri
ReCor acquired a former Qdoba Mexican Grill and completed the redevelopment of a freestanding single tenant Helzberg Diamonds store. Helzberg Diamonds signed a long term NNN lease in this location and thus fulfilled their need in this highly desirable trade area.
Quivira 95 Shopping Center
Overland Park, Kansas
Identified and acquired the 10,482 sf shopping center located at one of the top retail intersections in the Kansas City Metro Area. The site is located directly across the street from Oak Park Mall, which is the number one enclosed mall in the region. ReCor was able to underwrite, perform due diligence and close in an extremely short amount of time following contract execution.
Nell Hill’s
Riverside, Missouri
During the sale of the iconic Nell Hills Home Furnishing business, ReCor was approached by the new Buyer to acquire this 24,100 square foot industrial warehouse located in the Riverside Industrial Market. We structured the acquisition and leaseback to meet the Seller’s need of a simultaneous close with the business transaction. The property is well positioned to service deliveries throughout the Kansas City Metro and surrounding areas, as well as the flagship retail store.
Dollar General
Kansas City, Missouri
ReCor acquired a former grocery store located in Kansas City, MO, redeveloped the existing building and completed a long term lease with Dollar General. During the acquisition, we negotiated an easement with the neighboring property owner that gave us the ability to complete the Dollar General lease. The site is located in an established part of the Metro Area and required creativity to successfully bring the project to fruition.
Aspen Dental/Good Feet
Lee's Summit, Missouri
Acquired a former Bob Evans restaurant and completely redeveloped the property into a two tenant retail building occupied by Aspen Dental and Good Feet on long term leases. The subject property is located in front of one of the highest performing power centers in the Kansas City Metro Area. The project included interior, exterior and site work which transformed an old restaurant into a vibrant retail building that complemented the overall shopping center.
Sedalia Square
Sedalia, Missouri
Completed the acquisition, entitlements, development and lease up of a 9,000 sf plus multi-tenant shopping center in Sedalia, MO. We identified a site strategically located across the street from a Walmart Supercenter in Sedalia, MO. Following construction and tenant occupancy, we owned and managed the asset.
Qdoba Mexican Grill
Kansas City, Missouri
Acquired two operating Schlotzsky’s restaurants from a regional franchisee in Kansas City. The sites are located in Kansas City, MO, and Mission, KS. Both properties were redeveloped into Qdoba Mexican Grill single tenant freestanding restaurants. Qdoba Mexican Grill signed long-term NNN leases for each location.
Bonner Springs Pointe
Bonner Springs, Kansas
Acquired two operating churches and the associated ground totaling 14 acres on the Northeast Corner of Kansas 7 Highway and Kansas Avenue in Bonner Springs, KS. Obtained Tax Increment Financing to construct all horizontal improvements and sold individual parcels to Walgreens, Burger King and AutoZone. Completed a build-to-suit for Goodwill and subsequently sold the Goodwill property to a 1031 exchange buyer. Two lots remain for future sale and/or development.
TGI Fridays Redevelopment
Shawnee, Kansas
Acquired a former TGI Friday’s restaurant in Shawnee, KS and converted the 6,400 square foot building into a two Tenant retail building. Leased the building to Mattress Firm and Pacific Dental. The property is located on an outparcel to a Super Target anchored power center and adjacent to a Walmart Supercenter.
Buffalo Wild Wings
Leavenworth, Kansas
Build-to-suit for Buffalo Wild Wings in Leavenworth, KS. ReCor worked with the tenant to identify and negotiate the rights for parking in excess of 100 spaces to achieve Buffalo Wild Wing’s necessary parking requirements. Buffalo Wild Wings signed a long term NNN lease.
Shell Portfolio
Multiple Locations
Acquired five former gas stations from Shell Oil that were located in four different states. All cash acquisition with a 20 day closing period. Overcame environmental concerns prior to acquisition and worked with each of the state’s Health and Environmental Departments to reduce long term liability. Three properties were sold to national retailer’s preferred developers and/or owner/users.
Winsteads Steakburgers

Through a long-term sale-leaseback structure, ReCor Properties completed the acquisition of two operating Winsteads Steakburger restaurants (Leawood, KS and Kansas City, MO). Winsteads is a hamburger chain based in Kansas City, MO and has been operating for over 75 years. The Kansas City, MO restaurant is located immediately adjacent to the Country Club Plaza, Kansas City’s most iconic shopping, office and multi-family residential district. The Leawood, KS restaurant is located along the 135th Street corridor in Johnson County, one of the Kansas City Metro Area’s most coveted trade areas.
